Building Process

We endeavour to ensure that the building process flows smoothly. This is why we ensure that everything is discussed prior to entering any new contract for works.

1- Preliminary stage- Here you may submit your existing building plans, or alternatively we can liaise with your architect for a fee, on the best approach to designing and utilizing your property. We also advise on the variety of inclusions that are available to you.

2- The Tender stage- This is when decisions have been made regards to inclusions and other prime fixed cost items. We will also look at colour selections. A deposit will be required at this stage that is non- refundable. This fee will be deducted off the final contract price.

3- Tender acceptance- Build Em Up Projects will then present the tender document and explain all the costs that will be associated with the project. A standard Masters Builders association contract will be drafted for the clients review. This contract will stipulate the progress payment requirements, how variations are calculated, and what is expected of each party.

4- Contract signing. All parties will be required to sign the agreed contract terms and conditions. A 5% deposit will be required at this stage. Note the initial deposit will be deducted from this amount. Furthermore evidence will be required from the client that funds are available for the project either by bank loan approval or owners funds. Also we require evidence of property ownership.

5- Construction of the project. The construction process will progress as outlined in the terms and agreements of the head contract.

6- Completion and handover- This is the stage where the job is finalised with minor works to be completed. Both the client and builder will arrange a time to walk through and view their own home. Once the client is satisfied with all the works, keys will be handed over and the head contract signed confirming all parties have been released from any further requirements.

Note- The stages above do not deal with council requirements and Home warranty insurance. We can advise on these matters as well.
